Seasonal rentals drive Athens rents to levels unreachable for Greeks

The data from the ads published on the spitogatos website reveal that the few dozen properties available in Koukaki for rent are offered from 6 euros per square meter to the astronomical sum of 34 euros per sq. M. (this would mean 1,700 euros for an average home of 50 square meters). Impressive is also the case of ground floor property in the area, with an area of 50 square meters, which has a rentalprice of 1.000 euros per month.

Pagrati shows a similar picture, where those interested to rent, due to high demand for Airbnb rentals, are desperately searching for available real estate, and can find none. As can be seen from the figures, in Pangrati the rents start from 4 euros per square meter and exceed 20 euros per meter. It is worth mentioning, however, that for properties around Proskopon Square and, most importantly, the most popular square of Barnabas, they are priced up to 34 euros per square meter (for example a "studio" apartent of 27 square meters on Barnabas, is being rented for 750 euros).

The same trend is recorded in the Mets area, including Kallimarmaro and the First Cemetery. In this case, the rents start from a pricey 7 euros / sq/m and reach to over 20 euros. The title of "champion" aptly goes to an ad for a bachelor's apartment in Mets, with a surface of 23 sq/m, offered at ... 800 euros.

At the same time, in Petralona - where small houses are available - rental rates start at 5 euros / sq/m and reach 16 euros / sq/m, while in nearby Metaxourgio prices range from 4 to 12-13 euros per square.

It is worth mentioning that an increase has also been recorded in the rentals of Exarchia. There, the prices start at 3 euros / sq/m for the ... difficult areas around the Museum and the square, and they reach 16 euros for the most sophisticated neighborhoods of Neapolis at the foot of Lycabettus.
Many houses are available in the area of Ambelokipi, with prices from 3 to 16 euros per square meter, as well as in the historic neighborhood of Gyzi (4 to 14 euros / sq/m).
